Industrial development proposed

Plans for a warehouse site for Carroll Electric Company Cooperative on property at the intersection of It'll Do and Hazelton roads were presented to Pea Ridge Planning Commission members at a tech review Thursday. City department heads were also present.

Ken Shireman, president and chief executive officer of Ken Shireman and Associates Architect, and Dave Jorgenson of Dave Jorgensen and Associates Engineering, both of Fayetteville, presented the plan on behalf of Carroll Electric. The two had appeared before city officials previously considering a site off Blue Jay Road.

"We're here fishing for feedback. This plan has been approved by Carroll Electric. The whole purpose behind this project ... is to provide faster response time," Shireman told planners.

He said there would be no customer service from the site which is designed for truck and equipment storage -- warehousing, transformer pole storage ... they'll have a fuel tank refueling station." He said all trucks and equipment would be kept in sheds and that there would be pole trucks. The entrance and exit driveway is planned for It'll Do Road.

"The biggest thing they have are the pole trucks carrying 50-foot poles," Shireman said, saying there is a good line of site from the proposed exit.

Planners expressed approval of the plan, and asked questions about drainage and security.

The property would have to be rezoned as it is currently zoned agricultural.

"We've got to feel very, very good to invest our money about the rezoning," Shireman said, asking planners if they could approve the plan.

Although a second concept plan was scheduled, building inspector Tony Townsend said the developers did not show up and he couldn't remember what the plan was.
